The following is submitted jointly by Al Reuben and Jerry McQuaid as  Board Update #70

Since issuing Board Update #68 we have learned that the owner of the property adjacent to Sun City has advised Beaufort County that it does not want to negotiate a DEVELOPER AGREEMENT with the County as proposed.  It now is proceeding to ask for the area to be rezoned as a Planned Unit Development (PUD).  PUD zoning allows for input from neighboring residents, so it is important that Sun City's residents stay involved.
 
Additionally, a small group of residents have now seen the architect's current plans for the property.  While the plans are not final, they indicate that the buildings could require from three to seven stories, depending on the density required to house the students.  Additionally, the proposal is designed to accommodate some retail establishments, e.g., a college bookstore, a laundry, a cafeteria and a coffee shop. 
 
Because we can be a voice in helping to determine what happens to the property in the PUD rezoning process, it is important to understand the process itself.  As a result, Sun City's FORUM CLUB has invited two members of Beaufort Council---Sun City resident and Board Member, Margaret Griffin, and Board Member Peter Lamb--- to its February 20, meeting. They will make a presentation that will help the residents understand how they can make their views heard.  The program will also allow for a Q&A period. 
 
It is important for as many residents as possible to participate so that our County Representatives sense the strength of Sun City as the neighboring property goes through the rezoning process. 
 
Let's not forget that the property currently is designated as suburban, and while the owner is now looking to rezone to PUD, it originally requested that the property be rezoned to an urban designation.  I think all of us would agree that we did not move to an area that should have urban zoning.  We now have to be sure that the PUD doesn't offer urban zoning's flexibility under a different name.
 
The FORUM CLUB meeting is open to all residents and is scheduled for 9AM at Pinckney Hall, on the 20th.  The dance floor and adjoining space has been reserved for this important meeting, but the space will fill quickly.  Please arrive early.
