Notes
These are the workshop notes for the board workshop held
Nov 17, 2006.
- The draft
amendment for making the New Member fee applicable to the entire
neighborhood was reviewed. Further revisions are
necessary to clarify the exclusion of owners at the time of the first
implementation of the fee.
- It was reported
that on 11/27 two projects will be effective:
- the project to
activate barcode turnoff at the gates
- the project to
install card readers on the Golf Course restrooms in order to limit access
to those residents using their activity cards. Cards will be provided to
non-resident golfers Similar equipment has been ordered for
the
New River
Sports
Park
.
- The fences that
were removed by residents in the Riverbend neighborhood will be replaced at
the expense of the resident.
- The question of
perceived safety issues at the
New River
Sports
Park
was discussed. We will attempt to get a Risk Management
Study.
- An update on the
planned locations of the future
Sun City
gates was provided by Mark Taylor, i.e., the 170 gate located South of St.
Lukes Church and North of the electrical lines, the gate directly across
from our main entrance, the gate across from Riverbend on 170. It
was stated that if the
Bluffton Parkway
runs along the
Sun City
property line as planned, there will be a tie-in there somewhere.
- A list of the
needed repairs at the Hidden Cypress Golf Club and
Recreation
Center
which has been previously submitted to the developer is being reviewed.
- A concentrated
effort is underway through the Neighborhood Representative Council to
accumulate problems with common area landscaping in areas that have not been
turned over to the Association. The consolidated list
will be presented when complete and the routine for maintenance of those
areas will be reviewed.
- A draft policy
for Resident Code of Conduct (which will be part of the Community Rules) was
reviewed and several revisions recommended.
- A draft policy
for Professional Ethics was presented and scheduled for discussion at the
next workshop.
- The developer
will research the subject of the frontage road that was reported in the
local newspaper and report at the next workshop.
- Further
information was requested concerning the recommendation to ban smoking in
certain areas of the Community. Once the information is
received, the recommendation will be placed on the agenda for an open Board
meeting with resident pro and con input.
- It was reported
that a walking tour of multiple homes in one of our neighborhoods was
advertised in a local paper. It was noted that all
prospective buyers must be accompanied by either the owner or their agent
when viewing any home for resale.
- Because of the
closing of the road to their neighborhood, any Riverbend resident will be
able to carry over the unused golf rounds purchased in 2006 to 2007 without
the requirement to purchase an equal or larger 2007 package.
