11 Workshop
Folks,
The Community
Association Board of Directors met in workshop on January 11, 2007. Here are the items that were discussed:
- The Controller presented the year end 2006
Financial Report for the Homeowners Association and for Golf Operations
using the summary that will be posted on the financial bulletin board in
Pinckney Hall and on the website.
- Credit card fees were discussed. A proposal for allowing residents to
utilize credit cards to pay their total quarterly invoices will be developed
for discussion in future.
- It was agreed that a complete list of all
items needing repair at Hidden Cypress building and golf course would be
sent to Mark Taylor.
- The Developer is still working on some
sort of access alternate for the closed Riverbend road.
- Cisco Garcia discussed the 278 North Gate,
which is anticipated to be completed in mid 2007. It was agreed that a call box at
that gate for emergencies would be installed.
- It was suggested that we consider a more
formal process for bidding that would provide protection for those with whom
the Association has had a long-term relationship by allowing rebids with
certain parameters when a current supplier was within 10% of the lowest bid
submitted.
- A list of the uninsured and/or
underinsured Community Assets was discussed.
Examples are the Bridge, lagoon infrastructure and dredging and the
possibility of blight on golf greens. Dave
Meseroll will gather further information.
- A resident committee has been formed to
collect input on potential uses of the Sales Center building when it is
turned over to the Association.
- Comparison of the insurance rates for 2006
and 2007 show that the rate of increase in rates is 12-15% which is less
that we had budgeted. Further
discussion is needed on the allocation of deductible amounts in the villa
neighborhoods.
- The Community Rules have been revised to
include changes made since they were last published.
- A Grand Opening late in March will be
planned for the New River Sports Park.
Pulte Sales will provide decorations and sell food with the proceeds
going to charity. Since pickle
ball and horseshoes have moved to the new location, parking on Sun City Lane
will be enforced after notification to the community.
