Folks,
The Community Association Board of Directors met in workshop on May 10, 2007. Here are the items that were discussed.
It was announced that the June 7 workshop will be held immediately following the June 14 Organizational Board of Directors meeting.
Hargray has received approvals to extend toll-free calling to all of Sun City by the end of the year
The Hidden Cypress punch list items should be primarily completed by the end of June except for the HVAC which is scheduled to be repaired by the end of summer. In addition, Land Development is looking into the bulge in the bulkhead wall at the 17th hole. Dead Palmetto Palms at the Villas on Hidden cypress will be removed and some will be replaced.
The developer’s landscape contractor will investigate the dying shrubs along Sun City Blvd. and correct under warranty.
Several banks have been contacted regarding establishing a line of credit to cover the insurance deductible in case of a major disaster. Jim Mauck will help with the Pulte Corporate requirements.
The Property and Grounds Committee has completed an inventory of all roads, compiled a punch list and met with Land Development. Most of the items on the list are normal wear and tear with Del Webb Blvd. being the notable exception. A follow-up meeting will be held.
The subject of DHEC and Lagoon Maintenance Agreements was carried over to the next meeting.
The Code of Conduct needs to be clarified to reflect that the Association will enforce the code on Association property or when Association employees are involved in the matter.
Beaufort/Jasper Water & Sewer Authority has installed additional water pipes to correct the water pressure problem. Land Development will be conducting testing.
An update on Hurricane Preparedness covered the contract that was signed with Phillips and Jordan in November of 2005, the planning meetings held with the CAM staff, a meeting of the Public Safety Committee with William Winn and a planned table top exercise.
Plans for the turnover of the New River Sports Park on June 1 were reviewed. A short ceremony will include the turnover from Mark Taylor to Al Reuben. Pulte Sales will provide decorations and sell food and beverages with all proceeds going to Children’s Abuse Prevention Agency.
The Fitness Advisory Committee has recommended that the fitness trail stations around Town Square be closed due to the lack of use and lack of maintenance.
The CAM Orientation of the new members of the Board of Directors is scheduled for Friday, June 15 and Monday, June 18. A general orientation by Attorney George Nowak is planned for later in June.
The reopening of the ‘road to Riverbend’ has created a security issue. Various solutions were discussed – moving the gate, the Developer having a guard on duty during the day for construction traffic, etc. Further discussion will be held with Land Development.
