While you are probably aware of some activities of your board, there are others we want to update you on.
The issue of the Transition Team’s future and the ultimate resignation of the Transition Team has been extensively communicated so no further explanation is warranted.
When Del Webb originally built here they employed the Del Webb Community Management Company, a subsidiary of Del Webb, to run the day to day operations of our community. This company known as CAM, has a contract with our Community Association and is paid from monies collected by our assessments. In return they hire the Executive Director, who hires our CAM employees and makes sure our community is run smoothly. When Pulte bought Del Webb they also acquired the CAM operation.
Nearly a year ago, Pulte gave notice to the BOD that they were discontinuing the community management portion of their business. With that information, a Management Task Force was formed. They have concluded we have two options available to us. One is to hire a different management company and the other is to self manage our operation.
Three companies have visited Sun City Hilton Head to view the operations here, a Request For Proposal (RFP) document has been prepared and has been sent to management companies who have expressed an interest in this opportunity. Proposals are requested to be returned by mid-May. This Task Force is expected to move forward and keep the original date of January 2009 for replacement of CAM. A side issue of Transition resignations is that some of the Transition Team members who were part of a Management Task Force chose to resign from this task force as well. The BOD is now in the process of filling those vacancies so this Task Force can move forward in reviewing the options concerning how Sun City is to be managed. Anyone with experience or interest in this area please feel free to contact a Board member.
Speaking of RFPs, there has been one sent out for the Security Company contract as well as one prepared by the Technology Committee and ready to be sent for an alternative website. More on those when we know it.
Surely you have seen all the activities surrounding Town Square. If you have not visited the temporary home of the Book Exchange check it out across the hall from the CAM offices in Pinckney Hall. The Computer Club, Sew What Club, Ceramics Club and Art Club have had to vacate their rooms in the old wing of the Craft Center but are excited to see their new space being prepared. They have been given limited access to Palmetto Commons for use and storage for the duration. The new croquet lawn and two bocce courts are being constructed as well as the reconfiguration of the putting green.
Magnolia Hall contract has been awarded to the Choate Construction Company. Watch for details on the Ground breaking ceremony being planned. The construction plan is for completion in early 2009.
Bids have been received and a contract is near ready to build new Pickleball courts in the Sports Park and the hope is to complete that project by the end of May.
Palmetto Commons is currently housing the Finance Department of CAM as well as the Facilities Maintenance Dept. The committee to research uses of this building continues on and is expected to make some recommendations to the board in the near future.
It is time to learn about the candidates for the two resident elected seats opening on the Board this spring. The Board has accepted the following Slate of Candidates for the May 20th election: C. Wes Grady, Clifford Hudsick and Bert Walker. Watch for election related materials and plan to attend the forums to hear the candidates on May 6 at 10am and May 13 at 7pm both in Pinckney Hall.
A recommendation from the Board Awards Committee has resulted in the requests for recommendations of those to receive this award being moved to early September, so more residents are here to put in applications. The recognition will then be moved to January or February.
The BOD has identified the need for two additional board appointed committees. The first is an Activities Advisory Committee who will assist the Activities Department in planning and implementing activities for us. The second is a Leadership Development Committee which was a recommendation from the Volunteerism Task Force. The applications to join these two Committees will be out shortly so if either of these is of interest to you watch for the announcements or contact a Board member.
