CHRONOLOGICAL SUMMARY OF KEY MILESTONES
SUN CITY HILTON HEAD
June 1989:
Ø Market research project, “Webb Across America”, initiated by corporate marketing staff. Results pinpointed the Hilton Head area as one of the most desirable to develop an active-adult community.
September 1992:
Ø Del Webb Corporation begins site specific search for East Coast property.
June 1993:
Ø Del Webb options 5100 acres of property owned by Union Camp Corporation. The property straddles Jasper and Beaufort Counties, and is located at the intersection of Hwy 278 and Hwy 170.
August 1993:
Ø Del Webb officials present initial conceptual plan to Beaufort County Planning Committee.
October 1993:
Ø Del Webb presents rezoning request to Southern Beaufort Subcommittee of the Beaufort County Planning Board. Subcommittee votes 4-0 to approve rezoning request.
Ø Beaufort County Joint Planning Board approves recommendation.
Ø Beaufort County Council votes 10-1 to hire independent consultant to analyze the impact of a Sun City on the community.
November 1993:
Ø Beaufort County hires Atlanta firm of Mercer & Associates to conduct impact study.
Ø SC Coastal Council unanimously approves request to fill 61 acres of wetland in exchange for creating 90 acres of new hardwood wetlands.
December 1993:
Ø Beaufort County Council approves rezoning request and accepts 20-year development agreement with Del Webb Corporation.
Ø Beaufort-Jasper Water & Sewer Authority approves construction of $11 million project to bring water to Okatie area.
Ø SC Department of Transportation announces $17 million contract to build connector for US 278 and I-95.
January 1994:
Ø Union Camp donates 140 acres of land for right of way needed to extend Hwy 278.
Ø Del Webb Management Committee recommends go-ahead of $1.3 billion Sun City Hilton Head project. Approval still required from Del Webb Board of Directors.
Ø State Board of Technical and Comprehensive Education announces plans to offer free job training on construction skills through its Special Schools Program.
Ø Del Webb Board of Directors approves project and pays $23.5 million to Union Camp for 5100 acres.
Ø Union Camp announces plans to develop two 100-acre tracts near Sun City for commercial use.
March 1994:
Ø Sun City Hilton Head name is selected.
Ø Union Camp donates 80 acres near SCHH for University of South Carolina 4-year regional campus.
May 1994:
Ø Del Webb holds inter-faith workshop with area clergy to determine ways churches and synagogues may serve and benefit from SCHH.
Ø Ground breaking ceremony held on May 17, on the northern bank of Lake Somerset. In lieu of expensive celebration, $30,000 donated to Hilton Head Volunteers in Medicine.
June 1994:
Ø Del Webb announces plans to build six model homes (“research homes”) in Rose Hill Plantation.
Ø Jasper County signs development agreement with Del Webb.
Ø Temporary sales office opens on the eastern bank of Lake Somerset.
July 1994:
Ø Del Webb exercises option on 385 acres known as Bull Hill tract. Total project acreage now at 5485 acres.
August 1994:
Ø Foundations poured for first model homes.
Ø State Job Services office opens at SCHH.
Ø McCumber Golf Group chosen to build first golf course.
September 1994:
Ø Del Webb announces decision to purchase 60-year old Eagle Field in Bluffton (14.2 acres), with the land to be deeded (donated) to the Eagles baseball team as a public relations gesture.
Ø Southern Beaufort County planning officials approve expansion into the Bull Hill tract.
Ø Beaufort-Jasper Water & Sewer Authority approves plan to build $8.75 million wastewater treatment plant.
October 1994:
Ø Union Camp seeks rezoning for 268-acre commercial development project adjacent to SCHH.
Ø Del Webb releases 32-page “Recommended Strategy for Minority Employment and Economic Participation at Sun City Hilton Head”.
Ø Heavy rains force delay of planned March 1995 grand opening.
Ø Ground is broken for Sales Center.
November 1994:
Ø Sales begin on November 28, with 25 homes sold on first day.
Ø Union Camp gets approval for commercial project, to be called Okatie Center.
December 1994:
Ø Beaufort County Council votes in favor of 6-month building moratorium along Hwy 170 in Southern Beaufort County.
Ø Beaufort County Council approves Bull Hill expansion and revised development contract.
January 1995:
Ø Del Webb Corporation celebrates 35th anniversary, by announcing that 59 homes were sold in SCHH during the first 33 days of active sales.
February 1995:
Ø Production construction begins at Coastal Villas.
March 1995:
Ø Del Webb receives permission to build community docks on Okatie River.
Ø Golf clubhouse construction begins.
Ø Del Webb announces $3.5 million contract to bring fiber-optic cable service to the community.
Ø Del Webb named one of South Carolina’s Top 100 Job Creators of 1994 by Governor David Beasley.
April 1995:
Ø Sales Center opens to the public.
May 1995:
Ø Ground breaking of Town Square Recreation Campus. 100th sale recorded.
June 1995:
Ø June 4 is official grand opening of Sun City Hilton Head. Ceremony presided over by Del Webb CEO, Phil Dion, Governor David Beasley, and SCHH GM, Dennis Wilkins.
August 1995:
Ø First residents move in (first closing).
Ø Initial Annual Assessment for the SCHHCA is $700.
November 1995:
Ø Okatie Creek Golf Course opens to the public.
Ø Initial Annual Resident Golf Pass is $1200, with Resident Daily Fee at $22.
April 1996:
Ø April 16 is official grand opening of Town Square Recreation Campus and Okatie Creek Golf Course. Entertainment by Marlena Smalls and the Hallelujah Singers. Program theme was “Fit as a Fiddle”.
Ø Ceremonial tee-off at Okatie Creek Golf Course include PGA tour player (and course designer), Mark McCumber.
December 1997:
Ø 1000th sale recorded.
Ø Sun City Hilton Head receives the National Association of Home Builders’ Best of Seniors’ Housing Award for 1997.
May 1999:
Ø Official grand opening of Riverbend neighborhood on the Okatie River.
June 2000:
Ø 2000th sale recorded.
