Management Review Task Force Makes Recommendation

The Board appointed Management Review Task Force (MRTF) has completed its work and submitted a recommendation to the Board of Directors.

The MRTF was charged with determining the merits of available management companies interested in managing our community. It also considered the merits of self-management.

The MRTF, after reviewing five company responses to an extensive RFP, held open interviews here in Sun City with the two finalists companies, and visited communities that were managed by these companies. Additionally, the MRTF held open interviews here in Sun City with two general managers of plantations on Hilton Head Island as part of their examination of self-management for our community.

During the months that the MRTF conducted its work, meetings were also attended by many residents to review the data and analysis from the interviews and site visits by the MRTF.

The MRTF recommendation to the Board of Directors is to engage the professional management company of Wentworth Management when Pulte terminates its management services on December 31, 2008. Pending a successful contract negotiation, the Board of Directors intends to pursue this recommendation and has scheduled two meetings for Monday, September 29th to discuss this recommendation. The first meeting will be a noon time meeting with CAM employees to discuss the implications of the recommendation. No staff changes are anticipated during the first six months of Wentworth's services. The second meeting will be an evening meeting at 3:00 PM for all interested residents to also learn about the recommendation. Wentworth Management Company will attend both meetings to help answer any questions regarding services. Based upon this schedule, it is anticipated that the Board will consider a Resolution to enter into a contract with Wentworth Management at its Quarterly Meeting on October 23, 2008. Following this timetable, the costs of the management contract will be included in the 2009 budget to be presented at the Annual Meeting on November 20, 2008, with services to begin on January 1, 2009.
