[There is conflicting information regarding the boundaries of parcels involved. The webmaster is making every effort to produce accurate information, but he is at the mercy of developer, the land planning company, various county officials, and the local media. -- Ed.]
Sunday, Dec 21, there was an article in The Island Packet about this development (see pop-up News #25).
The DR Horton property is divided into three Parcels (A, B, C). The property is adjacent (to the north) to Palmetto Place. It is adjacent (to the west) to the property on which the University of South Carolina Beaufort, New River Campus is being built. Parcels A and B are not adjacent to Sun City Hilton Head [as they have been portrayed orally to the webmaster].
The planner in charge of the project has assured the webmaster that the property for which the rezoning request has been made is at least 1000' from the nearest Lot in Sun City Hilton Head.
The current owner D R Horton, Inc brought to the Southern Beaufort County Subcommittee (of the Beaufort County Planning Commission) at its public meeting, Dec 11, a proposal to change the zoning of Parcels A and B from Suburban to Urban.
Next up is an appearance before the Beaufort County Planning Commission (or Board) January 6, 2004. Following that the proposal would be heard before County Council, Jan 19, after which public hearings would occur.
Opined, but not verified:
The rezoning would accommodate greater density
The rezoning would accommodate a food service operation
The rezoning would accommodate high-density student housing
